What is happening in Sausalito Real Estate?

We are seeing some positive signs in the Sausalito real estate market!  The number of both condos/townhouses & single-family homes going in to contract has exceeded the number of Sausalito homes & condos being listed.  Sausalito home prices have still continued to decline, but this may level out if buyers continue to come in to the real estate market.

What is happing in Tiburon Real Estate?
The number of homes for sale in Tiburon has been moving up, as has the average days on the real estate market.  The positive light?  The number of Tiburon home sales has outnumbered new inventory, which has driven prices up slightly. As mentioned in previous reports, August is typically a slow Marin real estate month, particularly the last few weeks as schools get back in session. Greenbrae’s Value & My Interview on Forbes

Forbes recently published their list of America’s most expensive zip codes, most of which have seen very sluggish home sales.  As part of the story, they focused on real estate markets that have tremendous value for being the luxury home market “next door” to the toniest of neighborhoods.  The Marin County neighborhoods of Kentfield and Greenbrae received the majority of the focus in the story which I was interviewed for.

Kentfield has seen prices decline 20% this year while Greenbrae is only down 9% according to stats by Altos Research.

Hiking in Marin- Mt. Baldy to Mt. Tam

I guess you could say we take “surveying the neighborhood” seriously.  Lei Ann and I have a San Anselmo home for sale at 472 Laurel Avenue.  One of the reasons the homeowners love their home is the proximity to hiking trails literally outside their front door.  When I was out of town last week, Lei Ann took a hike and shot these beautiful pictures.

What she said about the adventure:

It was quite a hike, very steep and mostly up hill. Daisy and I were both really tired at the end.
