Hire a REALTOR®– First of all, what is this all capital REALTOR® stuff? Why a REALTOR® instead of a real estate agent? In a nutshell, a REALTOR® subscribes to a strict Code of Ethics and they are governed by them. Ethics are a good thing when hiring an agent!

Experience– Experience is important. It is far too easy to get a real estate license in the state of California! Designations like the GRI (Graduate Realtor Institute) or CRS (Certified Residential Specialist) are also helpful to look for. These designations require extensive additional course work for agents. Agents who take the time to earn these designations are serious about their business and are usually in the top 1% of real estate agents nationwide.

Jack of all Trades– Avoid agents who are jacks of all trades, master of none. Is your agent trying to broker your loan and sell you a house? Be wary. Does your agent typically work in San Francisco, but offers to help you in Marin? Laws, customs and contracts vary dramatically between areas. Agents who try to work outside their normal area often don’t know the intricacies of pricing in that specific area, and may be unfamiliar with houses that are not on the multiple listing service (MLS) but are available. They also may not be familiar with changes occurring in the neighborhoods, new construction, school closures, etc.

Assistants should be just that- an assistant who handles more of the back end stuff. If the agent has an assistant, make sure you will be interacting more with the agent than the assistant.

Communicating– Are you tech savvy? Like to communicate mostly via email and text messages? OR do you prefer to do everything via phone or in person? A balance is always good, but make sure your agent communicates the same way or the process may be a challenge for both of you.

Schools– Are schools a top priority? Find an agent who knows the different school options, from preschools on up.

Trust– Trusting your agent is crucial to a successful real estate transaction. Your real estate agent should be your advocate and advisor. If you don’t trust them, how can you listen to their advice?

YOU are #1!- Avoid agents who spend most of their time claiming to be #1. You are the customer- you should be #1. Hire someone who will take the time to listen to your needs and focus on you. Not all agents are created equal. There are some phenomenal agents, some average agents, and some really bad ones. Interview the agents, ask for references, and go with your gut instinct. You will spend a lot of time with your agent- it is important that you like them and you trust them.
